Staging your home is an important part of the selling process. Not only does it transform your home and make it feel clean and new, but it allows potential buyers to picture themselves living there! Staging often includes doing a little decluttering, depersonalizing, rearranging, and cleaning to prepare for showings. However, if you are planning on listing your home over the next few months, you may be wondering how to balance celebrating all of the upcoming holidays and properly staging your home.  


Below are some tips for decorating your home for the holidays, while still making it a space that will appeal to potential buyers! 


Keep it Simple 

Less is more when it comes to home staging, and that includes during the holiday season. Instead of breaking out handfuls of Jack-o-Lanterns and life-sized inflatable snow men, consider keeping your décor more subtle with a simple themed wreath, small table decorations, and a few strands of lights.  


Add Cozy Touches 

As the weather gets cooler, make sure your home feels as cozy and comfortable as possible! Add things to warm up your home like unlit candles, blankets, and warm tones that will make buyers want to stay a while.  


Don’t Overwhelm Buyers with Holiday Scents 

We love the scents of fall and winter, from pumpkin and apples to evergreen trees and baking pies. But too many scents coming from candles, incense, wax warmers or essential oils can actually be a little overwhelming to potential buyers, especially if they have allergies. Try to keep your scents to a minimum by scaling back your collection this year to more neutral scents that smell “clean” like bright citrus.


Accentuate the Positive 

Too many decorations may distract potential buyers, but the right accessories in the right places can draw attention to your home’s best features! Place a few strategic pumpkins on the mantal to showcase your cozy fireplace or hang some mistletoe from a doorway to highlight your home’s high ceilings.


Be Conscious of Space 

While a tall Fraser Fir could be the perfect holiday touch to your home, if you have smaller space to work with, a large tree could end up making your living room feel even smaller. No matter what holiday you are getting ready to celebrate, as you begin to decorate your home, be mindful of the space so potential buyers can get a sense of your home’s true size.
